July 2026 Cape Real Estate Market Watch

Cape Cod is holding its own in Real Estate!  As you can see below, pending sales and sold listings are up!   Average and median sales prices are up, and the sold price is slightly closer to list price for 2026 as opposed to 2025.    What does that mean to you?  If you thought the market was softening, it has not.   It has remained steady.  New listings are up 10% year over year, but it has not affected the sales price- not yet.  Will it?  That is the million-dollar question.  As of mid -July, we are at over 1100 single family home listings.   Last year at this time we were at 400.   There will be a magic inventory number that will indeed tip the scale to lower prices.   

In the meantime, what is selling the fastest?  Houses that have been updated, those with passed septics and nicely manicured lawns, houses that have amenities.   Those listings that are priced to sell!  If you want to sell, do not overprice the house.   The first two weeks of a listing are typically the most active for showings and offers.  You don't want to miss that window!  If you are a buyer- be patient.  With the listing inventory increasing, you will have more to look at and choose from.   Negotiating will be easier- you will have choices and the seller will know it.
