And there is no question that AI can be useful.
But there is an important distinction every home buyer and seller should understand:
AI can be a great real estate tool. It should not be your real estate agent.
When you're making one of the largest financial decisions of your life, general information is helpful—but experience, local market knowledge, negotiation skills and personal guidance matter.
Information is not the same as experience.
And nowhere is that more important than real estate.
What AI Can—and Can't—Tell You
AI can process enormous amounts of information and explain complicated topics in simple language.
But real estate decisions are rarely based on information alone.
They depend on context.
For example, you might ask:
“What is the best strategy for getting this property at the best price?”
AI can give you a list of negotiation strategies. It can explain how offers, counter offers and contingencies work. But real estate negotiations aren't just about knowing the rules—they're about understanding people, timing and leverage.
An experienced real estate agent can listen carefully to the other side, recognize what may be motivating a buyer or seller, and help you determine when to push, when to compromise and when to walk away.
Should you accept the offer? Counter it? Ask for a price adjustment? Request repairs? Change the closing date? Adjust a contingency?
Those decisions depend on the specific circumstances of your transaction.
Your agent may also have insight into the local market and the other agent involved in the transaction—information that an AI chatbot simply doesn't have.
AI can suggest a negotiation strategy. Your agent can actually negotiate on your behalf.
When hundreds of thousands of dollars are at stake, that distinction matters.
For example, you might ask:

It sounds like a simple question. You give AI the home's address, list price, number of bedrooms and bathrooms, and perhaps a few details about the property—and ask what you should offer.
AI may give you a number or suggest a general negotiation strategy.
But should you actually base a six- or seven-figure real estate decision on that answer?
Probably not.
Determining what to offer on a Cape Cod home requires much more than knowing the bedroom and bathroom count. An experienced local real estate agent will look at recent comparable sales, current competing properties, how long the home has been on the market, price reductions, local buyer demand, property condition and the seller's circumstances when that information is available.
Your agent will also look beyond the listing itself.
Is there another buyer interested? Has the property already received offers? Is the asking price aggressive or conservative? Are similar homes selling above or below list price? Are there issues with the property that could affect its value or future costs?
And then there's the negotiation.
The “right” offer isn't always the lowest offer you can get accepted. Sometimes a stronger offer with better terms can be more attractive than a higher offer with complicated contingencies. Other times, there may be room to negotiate on price, repairs, closing costs or timing.
AI can help you research the deal. Your agent helps you negotiate the deal.
